Obtaining Tenants

ADVERTISING

We advertise properties for rent/lease wherever we get the best results. Various media can be used which include Tribune, Republic and Gazette, and local publications, including the Rental Hotsheet and the Arizona Regional Multiple Listing Service which are distributed to all the members of the Board of Realtors. All ads are billed at discounted contract rates, which save you money.

TENANT SCREENING

We do our best to be sure that the tenant will take care of your home and pay the rent on time. We screen each prospective tenant prior to occupancy. Not only do we obtain a credit report on each individual, we also check with past landlords and verify employment prior to occupancy. While it’s important for us to keep your property occupied, our experience shows that it is more important to be selective about your tenant. In the long run you will benefit because your tenant will probably stay longer and take better care of the home.

TENANT OBLIGATIONS

LEASE

  1. A lease is a contract for a given period of time. It is NOT a month-to-month agreement.
  2. You are guaranteeing that you will pay rent for the duration of your lease. Please note the dates on your lease.

BASIC RENT

  1. Rent is due by the 1st of the month and delinquent on the 3rd.
  2. Late charge - If rent is not received within two (2) days after the due date, there is a late charge of $50.00.
  3. Check return - If a check is returned, there is a $50.00 check return charge. If one check is returned for insufficient funds, we will only accept cash, money orders or cashier’s checks. We reserve the right to refuse to accept checks after receiving any NSF payments.
  4. Partial rent - We do not accept partial rents. Rent must be paid in full including all additional charges.
  5. If rent is not received within five (5) days after the due date, you will be served with a notice which gives you 5 days in which to pay in full. If you do not comply with the notice, we will turn the account over to our Attorney for court action to obtain possession and a judgment for the money owed. As per your lease agreement, you are liable for the attorney fees and court costs.6. Collection - Any balance left unpaid will be turned over to our collection agency and will be filed with Credit Bureau Services reflecting on your credit rating.

UTILITIES

Water, call the city; Electric and Gas, APS (602)371-7171, SRP (602)236-8888. Tenant should immediately have all services put into their name. IT IS RECOMMENDED THAT THERMOSTATS BE KEPT AT 80 DEGREES TO COOL AND 68 DEGREES TO HEAT.

LANDSCAPING-TREE, SHRUBS, LAWNS

Water and maintenance shall be the tenant’s responsibility. Any replacement necessary because of tenant’s negligence will be charged to the tenant.

REPAIRS

  1. Owners will not pay for any unauthorized repairs. Any repairs should be called into Great American Property Management at (480) 444-2575.
  2. Any repairs that are caused by tenant will be charged to tenant. (i.e. a child puts a toy down the toilet and plugs it up.)
  3. Tenant is responsible for changing refrigeration and heating filters. They should be changed once a month. If they are not changed this damages the unit by allowing dirt to collect on the condenser coils. The tenant will be charged for cleaning the coils and any resultant repair.
  4. Extermination - we do not spray for bugs. Arizona has an extremely healthy bug population including crickets, roaches, scorpions and black widows which thrive in our climate and can only be controlled by monthly spraying. It is the tenant’s responsibility to spray for bugs.

MONTH TO MONTH TENANCY

Tenant is not allowed to pay on a per day basis. Rent will only be accepted for a month. Prorations may be made for partial month occupancy.

KEYS

If all keys are not returned, this will force us to rekey the house and the tenant will be charged.

SIGNS

If you take down a sign, please leave it in a visible location so we can pick it up.

WALK-THRU

A walk-thru inspection report will be provided to you upon move in. If while moving in, you notice a defect at the property we must be notified by filling out the report. If we don’t hear from you we will have to hold you responsible for any damage that is not listed on the walk-thru report.
